Umberslade is delivering a full internal strip out at Riley Court, University of Warwick. Appointed as the strip out contractor, we’re clearing the building floor by floor as part of a major reconfiguration programme.

It’s a clean, controlled operation. Ceilings, flooring, partitions, and all mechanical and electrical systems are being removed. Everything non-structural goes. The building will be left clear, safe, and ready for the next phase.
What a Strip Out Contractor Does
As a strip out contractor, our role is to remove everything that isn’t part of the structure. That includes:
Floor coverings and suspended ceilings
internal walls and partitions
Redundant M&E systems
Fixtures, fittings, and internal finishes
Disconnection of services
We handle everything from planning and site setup through to waste management and handover. It’s our job to give the next trade a clean start.

A Phased Approach That Keeps the Site Moving
Riley Court is being stripped out floor by floor. That means we complete one level, clear it, and move on. It’s a methodical, staged approach that keeps the programme moving and the building safe and tidy throughout.
We work closely with the main contractor, keeping communication tight and progress on track. We flag issues early, adapt quickly, and make sure the job stays on schedule.
Sustainability Built Into Every Strip Out
All strip out materials are recovered, sorted and recycled where possible. On this job, as with every job, we:
Separate waste on site
Keep landfill to a minimum
Provide clear, auditable reporting
Help clients meet sustainability and compliance targets
We don’t just rip everything out and call it a day. We operate to professional environmental standards and support BREEAM, ESG and client-specific frameworks.

Strip Out to Groundworks – All Under One Roof
Once the internal strip out at Riley Court is complete, our in-house groundworks team will take over external enabling works. That means one team, no handover delay, no coordination headaches.
This joined-up delivery is what makes Umberslade different. We offer full enabling works capability, not just the strip out. It saves time, keeps accountability clear, and gives our clients confidence.

Who We Work With
We support:
Main contractors running commercial refurbishments
Developers repurposing assets or changing building use
Architects and fit-out specialists
Public sector estates teams
We’re often the first team on site, so we make sure what we hand over is clean, safe and ready. No snags, no surprises.
Our Typical Strip Out Projects
We regularly deliver:
Office strip out and Cat A preparation
Education sector internal clearance
Retail unit and warehouse strip outs
Soft strip and enabling works on live sites
Mechanical and electrical system removal
Everything is planned properly, delivered cleanly, and done with minimal disruption.

Why Getting Strip Out Right Matters
Strip out isn’t just a clearance job—it’s a critical first step. Done well, it sets the pace and standard for the rest of the programme. Done badly, it causes delays, cost overruns, and unnecessary risk.
We understand what’s at stake. We get in, get it done, and leave the site better than we found it.
